The $5,000 Rebate Most BC Homeowners Don’t Know About

In most cases you need an EnerGuide evaluations conducted by a registered energy advisor. The reports are used to prove your home meets the threshold.

To reach an EnerGuide 20% energy reduction, most homes need a combination of energy saving components:

  • Air sealing throughout the home (attic, basement, window frames)
  • Attic insulation to R-50 or higher
  • Heat pump installation for heating and cooling
  • Heat pump water heater
  • Window upgrades to high-performance models

Value received:

  • Home value increase: ~$30,000 (3% on a $1,000,000 home)
  • Comfort improvement: priceless (but real)

Net cost after refund: $13,000. Payback through energy savings alone: ~14 years. But when you add the home value increase, you’re often at or ahead of zero immediately.

And you get a more comfortable home with lower energy bills for as long as you live there.

The Mistake Most People Make

Homeowners often miss this rebate because they don’t do the EnerGuide evaluation by a registered energy advisor when they buy their home.

If the home does not meet the 20% improvement threshold in the initial evaluation, it can be upgraded and validated by a registered energy advisor. The two evaluations together can document your improvement to qualify on this metric for the refund.

The EnerGuide evaluation cost is minimal compared to the potential refund.

Who Can Use This Program?

The program applies to anyone with CMHC mortgage insurance who:

  • Purchases a home that already meets the EnerGuide improvement threshold.
  • Builds or purchases a new home meeting ENERGY STAR or R-2000 standards
  • If you have a conventional mortgage (20%+ down payment), you don’t have CMHC insurance, so this specific program doesn’t apply. However, the energy improvements themselves still provide value through energy savings, comfort, and home value increases.
  • Submits their application within 24 months (2 years) of the closing date of their mortgage.
